Manager, Transaction mgmt. - EMEA

Johnson & Johnson seeks a Manager for Transaction Management in EMEA (Zuchwil, CH) to lead end-to-end real estate deals, ensuring strategic alignment, compliance, and operational excellence across the region.

Reporting to the Regional Real Estate Delivery Lead, this position acts as a central execution partner for the company’s real estate portfolio. The role is responsible for managing the full lifecycle of leases, acquisitions, dispositions, and restructuring activities. By collaborating with business leaders, facilities, security, and finance teams, the manager ensures that all property transactions deliver compliant, value-driven outcomes that support broader business strategies.

Responsibilities

• Oversee the complete lifecycle of real estate transactions, including leases, renewals, expansions, and asset dispositions.
• Lead negotiations with landlords, developers, and external brokers to structure agreements that balance cost, risk, and flexibility.
• Translate high-level portfolio strategy into actionable transaction plans and business cases.
• Ensure all deals meet financial targets, adhere to global governance frameworks, and comply with local regulatory requirements.
• Partner with Finance, Legal, Procurement, and EHSS teams to mitigate risks and secure necessary approvals.
• Maintain accurate, audit-ready documentation for all lease and transaction records.
• Identify and escalate potential compliance, financial, or timeline risks to stakeholders.
• Provide strategic decision support and trade-off recommendations to business and country leadership.
• Coordinate the handoff from transaction execution to project delivery, construction, and site operations.
• Drive standardization, automation, and efficiency initiatives to reduce cycle times and improve transaction quality.
• Lead, coach, and develop direct team members while monitoring key performance indicators.
• Support internal and external audits by addressing findings with sustainable corrective actions.

Requirements

• Bachelor’s degree in Real Estate, Business, Finance, Engineering, or a related discipline.
• Six to eight or more years of experience in commercial real estate or transaction management.
• Proven track record managing lease negotiations, portfolio transactions, and multi-site environments.
• Experience working across international regions with a strong grasp of country-specific real estate considerations.
• Fluent proficiency in English.
